Guest Manual for Mockingbird Thank you for choosing our home for your vacation. We hope that you have a pleasant stay. Donna’s cell: 210-842-3847. Please call or text at any time during your stay if there is anything I can do to make your stay better. If there is an urgent issue requiring immediate attention and you are not able to reach Donna, please call Michael Sullivan at 210-328-0286 1) Property Address: 212 Mockingbird Lane Ruidoso, NM 87345 (Near Highway 70) The property is furnished and includes Linens, towels (for property use only), Kitchen Hardware (for cooking and eating), paper towels, coffee, creamer, sweetener, basic spices, 2 smart televisions with cable tv (bring any passwords to sign into your own Amazon, Netflix, Hulu, etc. accounts), Shampoo, Conditioner, Body Wash, Blow Dryers, toilet paper, Board Games, Cards, Dishwashing Detergent, Laundry Soap, and Trash Bags. 2) Rental Party: The rental party shall consist of Guest and number of persons listed in the reservation. The amount of guests entering the house is monitored. If it is found that there are additional guests or pets above and beyond what is listed above, an additional fee will be charged. If you are wishing to change your reservation, please contact Donna and discuss those changes. If you wish to have a small gathering or visitors above and beyond registered guests, please partner with Donna to discuss and get permission. Parties are never allowed in the home without permission. If the guest violates this rule, they will be asked to leave and not be provided a refund. Quiet hours are from 11:00 p.m. to 8:00 a.m. This means, no noise outside the house between these hours. Please be respectful of the neighbors. 3) Maximum Occupancy: The maximum number of guests for this property is limited to 10 people. If you arrive with more guests than declared you will need to pay an additional $15 per guest per night. The total number of guests cannot exceed 10 people excluding an infant. 4) Term of the Lease. The lease begins at 3 p.m. on your check-in date and ends at 11 a.m. on your check-out date. 5) Minimum Stay: This property requires a 3 night minimum stay. If a rental is taken for less than 3 days, the guest will be charged the 3-night rate unless agreed upon prior to arrival. 6) Rental Rules: Guest agrees to abide by the Rental Rules at all times while at the property and shall cause all members of the rental party and anyone else guest permits on the property to abide by the following rules at all times while at the property. 7) Access: Guest shall allow homeowner or repair person access to the property for purposes of repair, yardwork, and inspection. Homeowner shall exercise this right of access in a reasonable manner and time. 8) Rental Deposit A deposit is kept with AirBnB. The deposit is for security and shall be refunded by the terms of the online company you used for booking. Deductions are made due to: -Damage to the property or furnishings; lingering smells of cigarettes or marijuana; evidence of pets. If smell of any type of smoke is detected after check-out, guest will be charged up to their full damage deposit for remediation costs. -Dirt, spills or other messes requiring excessive cleaning. -Pet stains on any rug or furniture requiring excessive cleaning. -Any other unexpected cost or loss incurred by Homeowner due to guest’s stay. In any which case, the deposit becomes partially or fully non-refundable at the owner’s discretion. If the premises appears dirty or damaged upon check-in, Guest shall inform Homeowner immediately. 9) Cancellation Policy: A cancellation shall be specified by the terms of the online company you used for booking. 10) Insurance: The property owners do have vacation rental insurance; however, we encourage all renters to purchase their own travel insurance. HOME RULES & PROCEDURES A) No Smoking: This is a smoke-free home. If you choose to smoke outside, please clean up after yourself. Any butts needing cleaned up off the floor will be reflected in a claim against your damage deposit. If there is a lingering odor of any type of smoke in the house after guest departure, guest is subject to losing their entire damage deposit. B) Non-Reserved Guests: People other than those registered with AirBnB are not allowed in the house. If there are going to be any extra unexpected guests, they are to be reported to property owner immediately prior to stay. Extra charges of $15/guest/night for each guest above 4 guests will be applied to the reservation. If reserved guests are planning on having visitors or small gatherings, they must alert property owner. Parties or large groups of visitors are never allowed in the home. C) This home is privately owned: The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. D) Security Cameras: There is only a doorbell camera located at the front door. Doorbell cameras is always on and recording. E) Assets: Keep the property and all furnishings in good order. F) Appliances: Only use appliances for their intended uses. G) Pets: Any/All pets staying in the home must be declared prior to guest check-in. We ask for a two pet minimum; however, when signing up, the website only allows one pet. Contact Donna, if an additional pet/pets need to be added. Pets are subject to a $30/per pet/stay fee to be charged after reservation is made. Pet rules are as follows: -Please clean up after your pets immediately. Waste bags and trashcan are located on the back deck for convenience. -Pets are NOT allowed in the home when the owner is not present unless kenneled. A large kennel is available for use in the laundry room. - Pets are not allowed on any furniture or beds at any time. -Any damage or mess left by pets will be reflected in damage deposit refund. H) Only Enter and Exit through the front door: Tap the “home” icon on the pad. (Lower Left) Numbers will appear. Your code will be the last 4 digits of the phone number you provided to AirBnb. After you enter your number correctly you will hear it open and a Green checkmark will appear. (Give the lock a couple seconds to unlock before opening the door.) If you input the number wrong, a Red X appears. If that happens, start over by hitting the word “home” icon again. -Every time you leave, pull the door all the way closed and tap the lock symbol on the bottom right - you will hear the door lock. To re-enter, follow the steps above. Always lock the doors when you leave and at night. -Your code will work at 2:55 p.m. on the start date of your reservation, and end at 11:00 a.m. on the end date of your reservation. I) Parking: Please be respectful of the neighborhood when you or guests are parking at the house. Up to 2 Vehicles can be parked under the covered area. The remaining vehicles can park in the “horseshoe” driveway. Do not tempt thieves! Never warm up your car and leave it unattended in front of the house! Please lock your doors and remove all your valuables! J) Housekeeping: There is no daily housekeeping service. While linens and bath towels are included, daily maid service is not included in the rental rate. -Trash Bins: Located at the end of the Driveway. K) Please note that when using either Pellet Fireplace, the surface is hot to the touch. Please be cautious with yourself, children, and pets when fireplace is in use. L) Note, there is not garbage disposal. M) In Bedroom with bunk beds, please leave the light switch on at all times. Lights can be turned on from the light source. N) Air Conditioning/Heating Control Located in hallway on the upper level a. Leave switch on auto. (Do not switch to Fan) b. Set desired temp and walk away! O) WiFi: Username: Ruidosohouse Password: Mockingbird212 P) Check-out Procedures are posted on the refrigerator and please see below. Checkout time: No later than 11:00 a.m. Please be prompt, as the cleaning crew will come in right away. Towels: Please remove all towels from bathrooms & kitchen and start a load (large capful of laundry soap), it would be appreciated. Bed Linens: Please remove all used linens, pillowcases, etc., and place on end of each bed that is used. Heating & Air: Depending on season, please turn A/C up to 80 degrees and Heater up to 65 Degrees Trash: Please remove trash from bathrooms, kitchen, and “dog area” (if used) and dispose of all trash at the receptacle at the end of the driveway. Refrigerator: Please remove your personal items. Dishwasher: Please load & start the Dishwasher. Check for belongings left behind: Don’t forget your phone chargers & cords. Any Jackets left on a hook? Double check the guest cabinets in the kitchen. BBQ Grill & Outdoor Fire Pit Please turn the Valves OFF before leaving the property. Lock Doors: Lock the back door & leave through the front door after locking. The access code will deactivate at 11:00 a.m. Thank you for taking care of our home! Enjoy your vacation/stay!
