The Annex at Buttons Farm

The Annex is an elegant, spacious property in a beautiful rural setting. It is perfectly located for exploring Kent & Sussex with many wonderful attractions and activities close by. A short drive to Wadhurst station is perfect for day trips up to London, only a 1 hour journey. Wadhurst village, voted as the best place to live in the UK 2023, is a few minutes drive away. The rooms are large and spacious, perfect for couples or families. Small, well behaved dogs are welcome for an additional fee.

The Saddlery is in the picturesque village of Frant, one of the most charming and beautiful in East Sussex. Situated two miles from Tunbridge Wells in the High Weald Area of Outstanding Natural Beauty; ideal for country walks. Frant benefits from a village green with children's play area, two lovely village pubs, a convenience store, café and beauty salon. Built in the late 1800’s, this character property has been recently renovated to a cosy, inviting, fully furnished and equipped cottage.

The accommodation is perfect if you want to be centrally based in Tunbridge Wells for visiting friends and family. Whilst small and cosy, it is detached, fully self-contained and has the advantage of having a pretty and secluded, south facing, private courtyard for relaxing and alfresco eating. It is excellent accommodation if you are attending a wedding in the area e.g. at The Spa Hotel, Salomons, Warwick Hotel or The Beacon. Longer stays are welcome at discounted rates.

Stylishly fitted and eco-friendly, our detached, self-contained cottage is in a very rural location. There are no other holiday cottages on the farm. Situated in the High Weald Area of Outstanding Natural Beauty, on a sheep farm of 23 acres (which you are free to roam), this is a real get-away-from-it-all location. One of the most peaceful and relaxing places you will ever stay. With underfloor heating and a wood-burning stove you will be cosy whatever the weather.

The Oast Cottage: Private Annex with own entrance.

We are pleased to offer our refurbished annex with double bedroom, private bathroom, own front door and a private field for dogs. Oast Cottage is a converted stables attached to the main Oast House. The Oast is set in a conservation area of Boughton Monchelsea which consists of converted farm buildings, listed houses and a 16th Century pub (directly opposite). The area boasts many places to visit (including Leeds Castle), countryside walks, as well as numerous pubs.

The Lodge is the perfect country getaway and romantic retreat. Please note this is strictly a NO SMOKING property inside the Lodge, the garden and surrounding field. The property is also NOT SUITABLE for infants, children or pets. Two adults only.

The Granary at Coes Vineyard, East Sussex

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

It sits in its own grounds of our house offering a haven of tranquility, but close to the village of Marden with a rail connection to London and just 20 mins from Tunbridge Wells with plenty of bars, restaurants and shops. Historic castles, vineyards of Sussex, Royal Tunbridge Wells Spa town is a short drive or even a walk away. The house is in a rural setting with great walks and some excellent pubs along the way.
