Blackthorn is a luxurious retreat for two. Attached to the owner's home, and situated on the edge of Icklesham village, the property lies halfway between the ancient towns of Rye and Hastings. There is a distant view of the sea, and the garden is surrounded by beautiful AONB countryside. The cottage has a private, south facing verandah, and guests are welcome to use the heated, indoor swimming pool and outdoor hot tub throughout their stay but exclusively between the hours of 8.00am and 8.00pm.

The Beech Hut (named for the Weeping Beech tree at the entrance) is a self contained one bedroom accommodation in the grounds of The Beacon, one of the most unique venues in Hastings. The Beacon itself is a family home but also part-time restaurant, venue, & arts space for the whole community, as well as a green wilderness.

It is tastefully decorated throughout to provide a relaxing space. The bespoke oak staircase leads to a beautiful vaulted bedroom with views across the Kent countryside. The cottage benefits from a private south facing garden and patio. It is ideally situated to explore the many National Trust properties close by.

The Stables - A Haven for Woodland Wildlife

Set on the edge of woodland our converted mini stable is a small secluded retreat set at the rear of the big barn on our smallholding. You may see badgers, foxes, horses in the next field, while birds and bees nest in the roof spaces outside the building. The view from the Stables and your own private decking looks onto woodland. Our smallholding has 9 pet sheep. Your own BBQ and fire pit in the meadow. And the option of booking a Massage treatment, yoga or Sound Bath in the Yurt.

Wadhurst our nearest village has 2 small supermarkets, great butcher, deli, 2 pubs and takeaways.

The Sea Room at Lion House

The Sea Room is a glorious 2-bedroom flat situated on Marina in St. Leonards. The flat is incredibly spacious, has wonderful views and an extraordinary terrace, making it one of the most unique flats in the area. PLEASE NOTE: For those who have been following news of our building restoration, we are very happy to report that the scaffolding is now down and our beautiful views fully restored. Old Smock Mill is a romantic place for couples. The atmosphere inside is peaceful and relaxing. Everything is designed to unwind you from the moment you walk in. Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

Set back from the road, along a terrace of small cottages, this is a place for quiet and bird song.
